Liz Van Osdol Broker/Owner Hi, I’m Liz Van Osdol, Broker and Owner of Grand Homes. With my lifelong connection to the Gulf Coast, I bring a unique combination of experience, local expertise, market knowledge, and personalized service to every client relationship. Having lived in the Venice/Nokomis area for more than 40 years, I continue to be inspired by its charm, natural beauty, and welcoming spirit. My greatest professional joy comes from helping people achieve their real estate goals—whether that means finding the perfect Florida home, selling to begin a new chapter, or relocating with confidence. I believe buying or selling a home shouldn't feel overwhelming. That’s why I walk you through every step of the process—from the first consultation to the closing table. I provide clear, timely guidance on everything from paperwork and contracts to inspections and settlement statements, ensuring you feel informed, confident, and in control throughout your real estate journey. My approach is rooted in careful attention to detail. I conduct in-depth research on property condition, market trends, and neighborhood dynamics to help buyers make smart investments and sellers price strategically. Whether exploring different areas or evaluating a specific home, I’ll help you understand everything from nearby schools, healthcare, property taxes, HOAs, insurance, flood zones, resale value, and everything in between. Over the years, I’ve also built strong professional relationships with trusted local partners—home inspectors, title companies, mortgage brokers, service contractors, and more—so I can connect you with the right people at every stage of the transaction. My promise to you: Local Expertise: I know the neighborhoods, schools, amenities, and hidden gems throughout Southwest Florida. Results-Driven Service: With decades of experience in negotiation and pricing strategy, I work to ensure you get the best possible outcome. A Personalized Approach: Every client is treated like family, with honesty, transparency, and unwavering commitment to your goals. Outside of real estate, I enjoy the lifestyle that makes this area so special—riding bikes, going to the beach or pool, spending time with friends and family, listening to live music, participating in community festivals, attending church, and visiting local attractions. Venice is more than just where I live—it’s my heart and home, where I grew up, and where we raised our two daughters. Naturally, I’m always excited to welcome new people to the community I love.
